What Agoura Hills properties ask of a slab

A lot of Agoura Hills homes sit on sloped lots and canyon streets, so most of what we pour here has to handle grade. That might be a driveway climbing from the curb, a backyard terraced into patio levels, or a wall holding back the hill above a pool deck. On a slope, where the water goes decides a lot. A slab that falls toward the house sends rainwater at your foundation, and water running under a slab washes out the ground it sits on, so I look at drainage and the ground before we talk about finish.

Many of the driveways we're asked to replace here are older slabs with cracks, sunken sections and chipped edges. Usually that's the base giving way underneath, not bad luck.

Concrete work we do in Agoura Hills

Most of our calls here are for flatwork, the trade's word for driveways, patios, walkways and other flat slabs. That includes driveways that climb from the street and patios and pool decks on terraced backyards. On sloped yards we build retaining walls and steps, and for additions and detached garages we pour slab foundations and footings. We also do garage floors, sidewalks and concrete floor installation for workshops and converted spaces. When you want more than a broom finish, the light brushed texture that gives your feet and tires grip, we do stamped and decorative finishes too.

Planning a concrete job in Agoura Hills

On an Agoura Hills job, the first thing I sort out is the permit. Whether a driveway, wall or foundation here needs one is the City of Agoura Hills' call, and waiting on a permit can push back the pour date. If your job needs one, I'll tell you at the estimate, and we take care of the application and inspections with the office that issues it. Before you hire anyone, check two things. One is a California contractor license from the Contractors State License Board. The other is a city business license, which the city has renewed every year, so ask whether it's current. We're licensed and fully insured.

Agoura Hills is a drive down the 101 from our base in Port Hueneme, so we plan the day around getting the crew and the concrete truck there on time. Steep driveways and tight canyon streets can change how the truck reaches your forms. What moves the price here is mostly the ground and that access, plus the finish you choose. The schedule turns on the permit, if there is one, and on curing time before you use the slab. Your written estimate lays both out. We do the same careful work across the region, from Carpinteria to Oxnard and Thousand Oaks.

Why Agoura Hills homeowners call us

The owner walks your lot and writes the estimate

I come out myself, check where the water runs and how the ground sits, and write the estimate out so you can see what's included. I'd rather spend an extra half hour explaining what to expect than have you surprised by a crack or a puddle later.

Our own crew forms, pours and finishes

The crew that sets your forms is the same crew that pours and finishes the slab, so nothing gets lost in a hand-off. We plan the pour for the cooler part of the day, because a top that dries too fast can end up weak and dusty.

Commercial training behind every residential pour

I learned on big commercial slabs, footings and parking lots before starting this business in Port Hueneme in 2017. That work taught me a pour holds up because of its base, joints and curing. Your satisfaction, guaranteed. Call (805) 269-8744 to set up a visit.

Questions Agoura Hills homeowners ask us

How much does a new concrete driveway cost in Agoura Hills?

Your cost depends on the size and thickness of the slab, how much old concrete has to come out, how much digging and base work a sloped lot needs, how the truck reaches the pour, and the finish. Stamped or colored finishes cost more than a plain broom finish. If the budget's tight, I'll always suggest trimming the finish before the base, because nobody sees the base on day one but it decides whether the driveway settles. Your free estimate breaks the price down in writing.

Do I need a licensed contractor for a concrete job in Agoura Hills?

For almost any driveway, patio or foundation, yes. The Contractors State License Board requires a state license when a project needs a building permit, uses any extra workers, or totals $1,000 or more in labor and materials, and a bigger job can't be split into smaller pieces to stay under that. Our own crew does every job, so it's licensed work from start to finish.

What causes a new concrete driveway or patio to crack?

Usually it's the ground underneath or joints cut too late, not the concrete itself. If the subgrade, the soil the slab sits on, is only raked level instead of dug out and packed, it settles and the slab cracks with it. Control joints are grooves we cut on purpose so the slab cracks in a straight line where you won't notice. We pack the base, add rebar where the job calls for it so cracked pieces stay together, and cut joints on time. Concrete can still crack, but a well-built slab cracks where it was planned to.

How long will I be without my driveway after the concrete is poured?

You stay off a new driveway until it has cured enough to take a car, and that takes longer than waiting to walk on it. I'll give you both days at the estimate. Curing is the slab slowly gaining strength after the pour, and driving on it early is how edges break and surfaces chip. The rest of the schedule depends on tearing out the old slab, preparing the base and, if your job needs one, the permit.

Does a home addition in Agoura Hills need fire sprinklers?

It can. The city's fire code requires automatic fire sprinklers in new buildings and in remodels that add 50 percent or more of the existing floor area, attached garage included, within any 12-month period. Detached private garages, sheds and agricultural buildings under 1,000 square feet, set at least six feet from other structures, are among the exemptions. If we're pouring the foundation for an addition, settle the sprinkler question with your designer before we start.

Can I cancel a home improvement contract by email in California?

Yes. The state licensing board summarizes a bill that requires home improvement contracts to include the contractor's email address and lets the buyer cancel the contract by email. Ours is team@porthuenemeconcrete.com.
